Duties Description The Maintenance Supervisor 1 for Res Hall Maintenance is responsible for managing skilled and semi-skilled staff and maintaining the uptown campus dorms on Indigenous, State, Colonial and Dutch Quad.
Lead and manage direct reports/team providing guidance, support, and performance feedback to assure goals, programs, activities, and personnel practices are consistent with and contribute to the University’s mission. Lead employees for maximum performance and dedication, fostering a positive and productive work environment. Complete performance management feedback and goals timely and per requirements, offering constructive feedback and developing improvement plans.
Distributing, tracking, troubleshooting, and following up with staff on work orders in AiM.
Managing and assisting staff in the field
Email and meet with Residential Life, addressing the needs of the students and any building issues that need repair. Attend monthly meetings with Residential Life.
Track and order parts and supplies as needed throughout the year to ensure there is no downtime because of supply issues.
Work with the Associate Director of FOS to develop critical maintenance projects.
Minimum Qualifications MINIMUM QUALIFICATIONS:
One year of trade experience subsequent to the completion of an apprenticeship or equivalent training and experience such as that required for a Trades Specialist (Carpenter), Trades Specialist (Electrician), Service & Repair Mechanic (Electronics), Trades Generalist, Grounds Construction Supervisor, Trades Specialist (Locksmith), Trades Specialist (Machinist), Trades Specialist (Mason & Plasterer), Service & Repair Mechanic (Motor Equipment), Trades Specialist (Painter), Trades Specialist (Plumber & Steamfitter), Service & Repair Mechanic (HVAC-R), Trades Specialist (Roofing), or Trades Specialist (Welder). This position may be filled from a mandatory reemployment list if one is in effect at the time of appointment. Candidates may be expected to be qualified to use negative pressure respirators. Valid New York State driver's license required.
OPERATING NEEDS:
Strong communication skills to lead staff and communicate effectively with Residential Life. Skilled or semi-skilled in the following trades: Plumbing, Electrical, Carpentry, and Door Hardware. Ability to navigate and use CMMS (AiM), Outlook, and other necessary computer programs. Knowledge of the University's purchasing process. Ability to review job orders, blueprints, and specifications and, as required, visits the project site to determine dimensions, materials, and labor required to complete the project. Ability to lift 50 pounds. Ability to walk stairs. Ability to work from ladders. Ability to deal with and manage emergency maintenance situations and respond to Residential Life with updates, as well as assist staff with the remedy of the emergency, Ability to be available for emergency overtime calls.
